The Knoll Bed and Breakfast Rye is a small family run B&B situated in a 1920's cottage style home. We're located just 10 minutes walk from the centre of Rye on Military Road, overlooking the Royal Military Canal with front views over the Romney Marsh. As Rye's newest B&B, our two rooms are both freshly appointed with all the comforts you would expect from a modern bed and breakfast including ensuite shower rooms with power shower, television and, of course, tea and coffee making facilities. Each morning we serve a hearty full english breakfast, with vegetarian and other alternatives available for guests with dietary restrictions or who just want something different. Our breakfasts are guaranteed to set you up perfectly for a day of extreme sightseeing!

Located on Military Road just outside the historic centre of Rye, East Sussex, The Knoll Bed and Breakfast is situated in a 1920's cottage style home which sits, as it's name suggests, on a ridge of land overlooking the Royal Military Canal and the Romney Marsh towards Camber and Dungeness. t is a 10 minute walk from The Knoll B&B to the centre of Rye with it's many attractions, pubs and restaurants. lease Note: Access to The Knoll is via a steep driveway or steps leading from street level to the house. DIRECTIONS By Car Rye is on the A259 southeast coast road which runs all the way from Folkestone in the east to Eastbourne in the west. Rye is about 30 minutes drive from the M20 motorway. rom M20: Leave the M20 at Junction 10 for Ashford. Join the A2070 signposted to Hastings. At the Brenzett roundabout go straight across to join the A259. Approaching Rye on the A259 you will cross the road bridge over the Rother/Military Canal. Take the right exit from the mini roundabout onto Fishmarket Road and follow the road round onto Landgate. Military Road is the first road on the right as you approach the hill leading out of Rye. The Knoll is located at no. 32, about 500 metres on the left. By Train The Ashford-Hastings branch line runs services at least every hour. Rye is halfway between Ashford and Hasting on this line, about a 20 minute journey from either town. This line has recently been extended and some services now travel to/from Brighton via Hastings.

Both of our rooms are freshly appointed with all the comforts you would expect from a modern bed and breakfast including ensuite shower rooms with power shower, television and, of course, tea and coffee making facilities. Our rooms are located on the ground floor. The front room has views over the marshes towards Dungenness and Camber whilst the side room looks over our garden. Both rooms are en-suite and have a double bed. A cot or small folding bed to sleep a child may be available on request. The maximum capacity in each room is two adults and one child. Unfortunately we are not able to accommodate families larger than this in a single room.

As a local family, with roots stretching back for generations in the East Sussex and west Kent areas, we can offer you our wealth of knowledge with advice on what to do and see during your stay. Notes: • Payment is by CASH only. We don't currently have any facilities for taking credit or debit card payments. • Your booking can only be confirmed by telephone or email. If you use our online reservation enquiry form, your booking is not confirmed until we contact you. As The Knoll Bed and Breakfast is also a family home: • We will be closed to bookings over the Christmas holidays (exact dates to be confirmed). Apart from that, we're open all year round. • Allergy sufferers - please be aware that The Knoll is also a home to pet cats. • There are young children resident at The Knoll. While we do our best to keep them under control (we really do!), we advise guests that they occasionally make some noise.
